Number of Parker Foreclosures on the Market Hits Record low

Our team has been dealing with Parker foreclosures for many, many years.  Never have we experienced such a lack of foreclosures on the market. This past month marks a 5 year low for the number of active foreclosures in Parker, and we don’t expect that trend to change in the near future.

This lack of bank owned inventory is hurting both the long time Parker fix and flip investors as well as the more traditional buyers looking for a house to call their home. With so few “distressed homes” to bid on, investors are being forced to compete with other types of buyers for other resale homes. These factors are adding to the current lack of inventory as well as the increasing prices.

The chart below shows the number of active Parker foreclosures for the past 5 years. While Parker homes in general have been harder to find than in the past, the noticeable decline in foreclosures is dramatic.

Antelope Heights Parker Homes – Latest Market Stats

Our team is preparing to list a home for a client in the Antelope Heights Parker neighborhood in the coming weeks. In conducting our research, we have generated some statistics that we wanted to highlight here.

For those unfamiliar with the Antelope Heights neighborhood, it is located about a mile south of Mainstreet, just east of Jordan Rd. This central Parker location makes it convenient to everything Parker has to offer. Homes in the area typically sell for between $200,000 and $400,000

Perhaps the most interesting numbers for the area is the steeply decreasing number of available homes in the area. Take a look at the past five years of available inventory in the chart below. Over the past few months the number of available homes has been incredibly low and currently there are no active homes in the neighborhood:

Parker HomesWe’re experiencing the strongest “Sellers’ Market” we’ve seen in Parker in 6 years. The total number of Parker homes available for you to even consider in November was just 384. Compare that number to the number of Parker homes on the market at the same time just 3 years ago (1,461) and you can see why buyers are struggling to find a home.

We’ve been seeing similar trends across the Metro Denver area. Available inventory is down everywhere, but Parker is seeing some of the toughest inventory numbers for buyers statewide.
